Construction warranty tracking software

Every warranty on the building, and when it ends.

Warranties keeps a record of what's covered on the building, which company stands behind it, and how long. Expiration dates are calculated from the start date and term, and anything ending in the next 90 days is flagged so there's time to walk it before it lapses.

What it does

Every warranty, who stands behind it, and when it ends.

One record per warranty

The item covered, the responsible company, the spec section, the start date, the term in months and any notes.

Expiration calculated for you

Enter the start date and term; the expiration date is worked out and shown on every row.

Active, expiring, expired

Warranties ending within 90 days are flagged as expiring, and each state has its own tab with a count.

Soonest first

The list is sorted by expiration date, so the warranties that need attention next are at the top.

The contact, one tap away

Each warranty keeps a contact name, phone and email. On a phone, call or email straight from the row.

Search across the building

Find a warranty by item, company, spec section or contact name.

How it works

Step by step.

From the first step to the final record.

  1. Step 1

    Log the warranty

The GC enters what's covered, the company that stands behind it, the start date — usually substantial completion — and the term.

  2. Step 2

    Add who to call

Record the contact's name, phone and email, and any notes on coverage.

  3. Step 3

    Watch for expirations

Warranties move from active to expiring 90 days before they end, so walks and claims can be scheduled in time.

Questions

Warranties, answered.

How is the expiration date calculated?

From the start date plus the warranty term in months.

When is a warranty marked as expiring?

When it ends within the next 90 days.

Who can add warranties?

The GC adds and removes warranties. The owner sees all of them; a subcontractor sees only the ones their company stands behind.
