Construction estimating software

An estimate that updates as the bids come in.

Estimate organizes the job by CSI division. Price each division with your own line items, apply contingency and fee, and watch leveled bid values replace your plugs as packages come in, with the variance shown against what you carried.

What it does

Line items by CSI division, with bids replacing plugs.

Lines by CSI division

Add line items under standard CSI divisions with a description, quantity, unit and unit cost. Units include LS, EA, SF, LF, CY, TON, WK, MO and HR.

Bids replace plugs

When a trade bid for a division has a price, it replaces your plug in the division total: the awarded bid first, then your selected bid, then the lowest leveled bid.

Variance against plugs

Each division shows how the carried bid compares with your plug, and the header totals bids against plugs across the estimate.

Markups in order

Contingency and fee are applied in sequence, each on the running subtotal. Adjust the percentages and the total updates.

Cost per square foot

Enter the building area and the estimate shows the total cost per square foot alongside the grand total.

Bid coverage

See how many divisions are carrying a bid value, and for each package whether bids are in, selected or awarded.

How it works

Step by step.

From the first step to the final record.

  1. Step 1

    Price the divisions

Add line items by division with quantity, unit and unit cost to build your plug numbers.

  2. Step 2

    Set markups and area

Set contingency and fee percentages and the building square footage.

  3. Step 3

    Carry bids forward

As trade bids are leveled, selected and awarded, their values replace your plugs automatically.

  4. Step 4

    Carry the number into buyout

Your plugs by division become the budget buyout measures each award against.

Who uses it

Built for the whole project team.

Everyone on the job works in the same record — each sees what their role allows.

Questions

Estimate, answered.

Which bid value does the estimate use?

The awarded bid if there is one, otherwise the bid you selected in leveling, otherwise the lowest leveled bid received.

Does a bid overwrite my line items?

No. Your line items stay as they are. The division total uses the bid value, and the variance shows the difference from your plug.

How are markups calculated?

In order, each on the running subtotal. Contingency is applied to the direct cost, then fee is applied to the direct cost plus contingency.

Can owners or subcontractors see the estimate?

No. The estimate is available only to the general contractor.
