Construction bid proposal software

A proposal that can't drift from the bid you froze.

Bid to client drafts the proposal to the owner from an estimate version frozen for bid. The base bid, alternates and unit prices are read from that frozen version, so the proposal always shows the numbers you approved, however the estimate changes afterwards.

What it does

The proposal to the owner, from the frozen bid.

From the frozen bid

Only a version frozen through Freeze for bid can be drafted, the latest one by default. A working or saved check version can't go to the client.

Numbers read, not typed

The base bid, each alternate and each unit price come from the frozen version, to the cent. Nothing is retyped and nothing moves when bids change later.

Choose what's offered

Every alternate and unit price is offered by default. Untick the ones you don't want the client to see; the base bid is always the whole bid.

Retainage as a contract term

Set the retainage on the owner's contract, 10% by default and up to 20%, so the award later reads it from the proposal.

Validity and detail

Set the date the price is good until (30 days by default) and how much detail the client sees: a lump sum, by division, or full.

Qualifications carried along

The frozen version's qualifications, assumptions, clarifications and exclusions are listed on the proposal in their order.

How it works

Step by step.

From the first step to the final record.

  1. Step 1

    Freeze the estimate for bid

An approver freezes the estimate for bid, fixing the total.

  2. Step 2

    Draft the proposal

Draft it from the frozen version. It takes the next proposal number for the job.

  3. Step 3

    Set the terms

Write the cover note, set validity, detail and retainage, and pick the alternates and unit prices to offer.

Who uses it

Built for the whole project team.

Everyone on the job works in the same record — each sees what their role allows.

Questions

Bid to client, answered.

Can I change a number on the proposal?

No. The proposal stores no amount: it reads the frozen version. To change a number, change the estimate and freeze it for bid again, then pick the new version.

Who can draft the proposal?

The general contractor's approvers. People with "Sees money" can read it but not change it.

Can I start a second proposal for the same job?

No. A job has one proposal: while it's a draft you edit it, and the number stays the same.
