Subcontract and purchase order management software
Subcontracts and POs, signed and tracked in one place.
Commitments holds every subcontract and purchase order on the job. Write the scope and schedule of values by cost code, send it for signature, and follow each contract through change orders, billing and retainage until it's closed out.

What it does
Subcontracts and POs, sent, signed and tracked to closeout.
Subcontracts and purchase orders
Subcontracts carry a retainage percentage; purchase orders carry a delivery date, tax rate and ship-to address. Each is numbered on its own sequence.
Schedule of values by cost code
Every line hits a budget cost code, so committed cost rolls into the budget and billing is tracked per line once the contract is executed.
E-signature in the platform
The sub's signer reviews the contract and signs by typing their full name. The signer and signing date are recorded on the contract.
Contract value that stays current
Original value, approved and pending change orders, revised value, billed to date, retainage held and balance to finish — on every commitment.
Payment holds from compliance
If a company has a missing, expired or unreviewed required document, its commitments show a payment hold and list what's blocking it.
Linked change orders and pay apps
Each commitment lists the change orders and pay applications against it, with their status and amounts, one click from the detail.
How it works
Step by step.
From the first step to the final record.
Step 1
Write the contract
Pick subcontract or PO and the company, name the scope, and enter schedule-of-values lines by cost code. Save a draft or send it in the same step.
Step 2
Send for signature
The contract goes out for signature. The GC can recall it to a draft, or mark it signed if it was executed outside Conflo.
Step 3
The sub signs
The sub's signer types their name to execute it. From that point it counts against the budget.
Step 4
Bill against it
Change orders and pay applications attach to the commitment and update its revised value, billed to date and balance.
Step 5
Close it out
When the work is done, the GC closes the commitment. It can be reopened if something comes back.
Who uses it
Built for the whole project team.
Everyone on the job works in the same record — each sees what their role allows.
Questions
Commitments, answered.
Can subcontractors see other subs' contracts?
No. A subcontractor sees only their own company's commitments on the project.
What if the contract was signed on paper?
The GC can mark a commitment as signed once it's out for signature. It becomes executed and counts against the budget, the same as one signed in Conflo.
When does a commitment count against the budget?
Once it's executed. Drafts and contracts out for signature don't affect committed cost.
How is retainage calculated?
As a percentage of billed to date, set on each subcontract (0–20%). Purchase orders don't carry retainage.
