Construction pay application software
Pay applications with the math already done.
Subcontractors bill against their schedule of values each month. The GC reviews every line, rolls approved sub billing into the owner pay application, and tracks the money from submission to the sub getting paid. G702 and G703 figures, retainage and previous payments are calculated for you.

What it does
G702/G703 pay applications, from sub billing to payment.
G702 and G703, calculated
Original contract sum, net change by change orders, completed and stored to date, retainage, previous payments, current payment due and balance to finish.
Bill by percent complete
Enter percent completed this period and materials stored for each line. Previous billing carries forward, and no line can bill past 100%.
Line-by-line review
The GC approves a sub pay app or sends back only the lines that are wrong, each with a note on what to fix. The sub revises and resubmits.
Sub billing rolls up to the owner
Approved sub pay apps roll into the matching lines of the GC's owner pay app, and each line shows which sub pay app it came from.
Lien waivers gate payment
Releasing payment to a sub requires a conditional waiver for this period and the unconditional waiver for their last payment. Missing waivers are called out by name.
Where the money is
A payment tracker follows each sub pay app: submitted, GC approved, billed to owner, owner paid, paid to sub — and shows what's on hold.
How it works
Step by step.
From the first step to the final record.
Step 1
Sub submits
The sub enters this period's progress and stored materials against their schedule of values, includes their conditional lien waiver, and submits.
Step 2
GC reviews
The GC approves the pay app or sends back specific lines with notes.
Step 3
Bill the owner
The GC's owner pay app picks up every approved sub pay app. Submitting it marks those sub pay apps as billed.
Step 4
Owner approves
The owner approves the GC's pay application, or rejects it with a reason so the GC can revise and resubmit.
Step 5
Record payment and pay subs
The GC records the owner's payment, then releases payment to each sub once their lien waivers are in.
Who uses it
Built for the whole project team.
Everyone on the job works in the same record — each sees what their role allows.
General contractors
Reviews sub billing, builds the owner pay application from it, records payments and releases sub payments.
Subcontractors
Bills monthly against their schedule of values, fixes lines the GC sends back, and sees what's between them and payment.
Owners
Reviews and approves the GC's pay applications, with G702 and G703 figures laid out.
Questions
Pay apps, answered.
Is this the AIA G702/G703 format?
Pay applications follow the G702 application summary and G703 continuation sheet structure, with every figure calculated from the schedule of values and prior pay apps.
How is retainage handled?
Retainage is calculated on work completed and stored to date at the contract's retainage percentage, and previous payments are net of retainage.
What stops a sub from being paid?
Lines sent back for revision, a missing conditional lien waiver for this period, or a missing unconditional waiver for the last payment. Each is shown on the pay app along with who needs to act.
Who sees which pay applications?
The GC sees all of them. A sub sees only their own company's. The owner sees only the GC's pay applications, and not drafts.
